I like sharing game, I could have told you that but I just kept it all to myself. important to share this information. there is another way out.
Freedom- I have it now. But I want freedom outside of the government.
Benefit of being your own general contractor:
1. I want control of my project. I had 100k, 2 story full gut job. 75k was the price. should be double that cost. I got excited, dishing out cash. things started to slow up. over 2 years, all types of excuses came up. I saw the construction process in slow motion.
I don't want to rely on another man to put a project together. just to get my project through. I have seen everything.
They mark it 15 to 40 percent of the true cost. you are being a point person, putting the pieces together. you are picking up the phone, making call. not rocket science. i work the numbers, behind the cubicle. as a contractor, the markups now when I do my construction budgets i am adding that markup, i am adding that fee in my pocket. If I have 10 project I am getting 30k
I'm not doing anything for free. I am a magnet for these deals.
RE deals come frequently, easily and abundantly.

I'm a real estate wealth builder. Brand yourself. Bring you properties. One of my keys I go into, I tap into craigslist. I find my best deals. 2 million worth of craigslist. I'm searching every morning. I get up at 430 in the morning. I am the first person in that mailbox. Let's meet at 6am, 7am at that property. Let's go. Provide more abundance. Freedom for myself, my wife, my loved ones, parents, all that good stuff. Preparing that future generation for that freedom. Live life on your terms.
Door hangers in the neighbors that we are looking to invest in. Put me on to your list. Tapping in to everyone. Keep them coming (deals).
6 deals, 525k. Section 8 tenants. bought 3 deals already from him. why sell for half a millions? he bought them for 5k a piece. fixed it up for the low. he has collecting nothing by cash coming in. got all his money back already and then some, now he is doubling up on his money. 45 years of owning that portfolio. 525k i evaluated every single property. conservatively they were worth 950k, sold me for 525kl and he was hyped. he was gonna buy an industrial complex. get out of the buy and hold game.
Turn it over! Cashflow 4 grand every month. put up 77,000. When I refinance that package, worth 900k they will refinance at 75 percent of that value. 900k times .75 is
6 properties for free. 100k roughly. tax free. why? using real estate and using assets to do cash out refinance. take that bread, buy more assets. me, I'm buying more assets. that's what I'm about. That's where I found.
Flip that money, spread that cash over multiple assets. Some properties are in opportunity zone. right now, with Covid, people losing job. I like heavy on Section 8 tenants. veterans, that cash is guaranteed (government) . we paid 900 a month. We just got word, 1500 a month Section 8 guaranteed. every 30 days 1500. tenant only has to pay $25. We got that on the payroll. Still paying that mortgage. Every single property is a retirement bucket. Tenant going to stay for years, pay down that mortgage. every payment that goes toward the mortgage, it increases the equity.
Section 8 comes in and pays the $25 for them (if they are unable to pay for them). never late. That's why I love it. I was playing video games. Pin, contract is ready signed it, being able to locate these deals, get them for the low. Fix them up. You don't have to be a contractor, get a tenant in there. Get that tenant there, refinance that whole situation. Get your initial capital back, extra cash in your pocket. Got a subcription, income coming in on a monthly basis. Keeping them from leaving their 9 to 5pm. 17k from a duplex.
How many properties do you need to be able to step away? multi family discount. I cant leave my job due to health insurance. I found out, we are covered with best health insurance for $455. You are allowing 455 to make you hug that cubicle?
FHA house. Larissa, before we get married. get into a property with a FHA loan. she trusted my judgement. Philly listed at 80k. Give them 90k. believe me, this is a good deal. locked it up, construction for 60k. 203k FHA loan, you get purchase and construction all combined with one loan. We went out, live in Delaware. 2 bedroom apartment. Still living for free, that's what it comes down to. we all in, only 3.5%. worth 425,000. Type of place you want to work with your significant other.
So important to have a supportive spouse. she was still okay being poor. I need to be with someone that is okay that is okay with abundance. I met Larissa when I lived in the garage. She saw the vision.
Sacrificing for the short term for that long term gain. I put in that work, put in that sacrifice. Obsessed with that work. He got cars, all of that. Reason why those things happen because I was willing to not go to the party, and all that good stuff. garage, positive attitude. another beautiful day to get it, simply because it is!

For me? $500 now.
$400 in food, $1,500 a month, nice place to live? or buy a house?
10k down payment for a free and clear house? Look into it, Auris. I want freedom. I ahve control over it. I can analyze the deal. This is the rough amount I should get back.
40k for Jeep, paid in full. 150k house, garden in back. Activities, ride horses, live by lake, nature, take a walk everyday outside. house has good flow of air and outside. Porch, go back and forth.
Home gym outside, take hikes? I want to work out outside, not inside. Take walk, do strength training with a coach?
Relationship can tale you up, or tale you down. who are you talking to in a regular basis? Don't get negativity thought in my head. finance guys, educated guys saying you are not going to get your rent, it's so risky. i checked linked In, they are still there!
